Will the prices of the property increase or will they go down are some of the questions that are bothering the homebuyers & equity Investors as the general elections 2019 is underway. Though the homebuyers are still looking for properties & the real estate companies are making deals for the possession ready homes even during elections majorly if they are able to drive some margin.
Buyers should also remember that this is the time when builders focus on selling their unsold stock for enhancing liquidity and buyers can do well with some bit of hard bargaining to drive home a good price, he said. Market maturity should be indicated with the help of evolved mechanism by the new government. Because the enforcement of the rules are not stringent there are many home buyers who are not confident in buying even the RERA registered properties.
There has to be proper implementation of this legislation and dilutions should not be the norm. The government that takes over should work on confidence building measures to improve trust among homebuyers and strengthen the existing regulatory mechanisms.
A single window mechanism should be put in place so that all approvals are received on time. Authorities should be made more accountable so that there are no delays on account of approvals being delayed. If possible, authorities too should be brought under the ambit of RERA. Some developers also hope that the affordable housing segment will continue to witness traction with government support like grant of infrastructure status, various central and state government schemes and tax sops.
